APB Commences Construction On Major Midwest Projects in 4Q 2012 & 1Q 2013

During the fourth quarter of 2012 and first quarter of 2013, American Preservation Builders commenced construction on 5 new major projects throughout the Midwest:

 

Cedar Valley Apartments, DeSoto, Missouri.  Cedar Valley is an 88 unit affordable housing complex in DeSoto Missouri.  The rehabilitation will be financed with low-income housing tax credits awarded to the project by the Missouri Housing Development Commission (MHDC).  The project will require compliance with MHDC requirements, including Davis-Bacon prevailing wages and M/FBE participation.  Rehabilitation will include the replacement of all windows, doors, kitchens and bathrooms, as well as significant exterior façade enhancements, site improvements and construction of a new community building.

 

Park Shore Commons, Gary, Indiana.  Park Shore Commons is a 246-unit property that consists of a 90 unit senior mid-rise building and 156 family units in 9 garden-style apartment buildings.  The property has been refinanced utilizing tax-exempt bonds and low income housing tax credits that will fund the $8 million rehabilitation.  Rehabilitation will include the replacement of all windows and exterior doors, floor coverings, kitchen and bathroom replacement, new HVAC systems, electrical fixtures, all new common area finishes and remodel and renovation of the existing community building.

 

Morning Star Tower, Cleveland, Ohio.  Morning Star Tower is a 200 unit affordable senior high-rise building located in the City of Cleveland.  The property received an allocation of 9% low income housing tax credits from the Ohio Housing Finance Agency and will include the full rehabilitation and renovation of the property.  The project will require full compliance with Davis-Bacon prevailing wages, M/FBE participation, Section 3 and City of Cleveland resident participation.  Rehabilitation will include all new kitchens & bathrooms, floor coverings, new electrical fixtures, new window & patio slider doors, new interior/exterior doors, new appliances, elevator modernization, roof replacement, all new common area finishes, remodel and renovation of the existing community room, kitchen, laundry rooms, restrooms and lobbies.

 

Walton Woods Apartments, Jefferson, Iowa.  Walton Woods apartments is a 48 unit affordable housing complex that received an allocation of 9% low income housing tax credits from the Iowa Finance Authority.  The project entails the full rehabilitation of the complex, to include significant site improvements/enhancements, construction of a new community building, roof replacement, new exterior siding and trim,  all new kitchens and baths, new HVAC and appliances, new windows, doors and electrical fixtures.

 

St. George’s Tower, Clinton Township, Michigan.  St. George Tower is a 204 unit affordable senior high-rise building located in Clinton Township (Detroit area), Michigan.  The property received an allocation of 9% low income housing tax credits from the Michigan State Housing Development Authority and will include the full rehabilitation and renovation of the property.  The project will require full compliance with Davis-Bacon prevailing wages and M/FBE participation.  Rehabilitation will include all new kitchens & bathrooms, floor coverings, new electrical fixtures, new windows & patio slider doors, interior/exterior doors, new appliances, elevator modernization, sprinkler system upgrades, all new common area finishes, remodel of the existing community room, kitchen, library, fitness room, computer room, restrooms and lobbies.  Exterior site improvements will include parking lot replacement, new exterior and site lighting, new landscaping, new front entry canopy and a new gazebo.
