History
American Preservation Builders was founded by Frank T. Sinito to construct projects developed and managed by Millennia Housing Development and Millennia Housing Management (collectively, The Millennia Companies ™). Millennia currently owns and/or manages over 7,000 units of affordable housing throughout the Midwest, and has extensive experience with developing, owning and operating affordable and subsidized housing.
APB’s affiliation with Millennia has given us a unique perspective to building affordable housing by integrating the experience and expertise of our sister companies. APB uses that collective experience to approach projects from the analytical mindset of both an owner and developer.
APB employs a staff of industry veteran project managers, superintendents, estimators, accountants and project support staff, as well as a workforce of skilled carpenters and general trades workers, all who have experience with the construction and rehabilitation of multi-family housing.
APB specializes in government assisted programs, including Low Income Housing Tax Credits, Rural Development/USDA funding programs, Green Retrofit and Mark-to-Market Programs, HOME and CDBG entitlement programs, FHA/HUD financing and Bond funded transactions.

Executive Staff
President
Michael Kucera, President of American Preservation Builders, possesses over 20 years of experience in the affordable housing marketplace. He has been directly responsible for the development, renovation, and construction of over 3,500 single-family, multi-family, elderly and adaptive re-use projects. Michael contributes a tremendous depth of day-to-day project management skills and practical history to the company. The APB staff consists of seasoned professionals with years of specialized experience in the affordable housing industry. Project design, budgeting, management and compliance requirements are professionally managed and carefully executed.
Chief Financial Officer
John McGinty serves as the Chief Financial Officer for Millennia Housing Management, Ltd., Millennia Housing Development, Ltd. and American Preservation Builders, LLC. He is responsible for the direction and oversight of all accounting operations; financial and tax reporting functions; human resources administration; risk management administration; carryover, placed in service, and cost certification submissions for tax credit developments; and company administrative procedures for properties in multiple states.
Vice-President, Operations
Dennis Arian, Vice President – Operations, has over 25 years in business development and information technology within the construction and other sectors. Dennis is responsible for the day to day business operations and support of project Development, vendor relations, customer relations, and service work.

Registrations
As a specialized multi-family contractor, American Preservation Builders holds registrations and licenses for each municipality or township in which it’s projects are located. We are proud to have an outstanding relationship with local building authorities, State Building Agencies, and other inspecting entities such as local fire marshals, State Elevator inspectors and State/Federal inspecting authorities.
Licensing
APB is careful to insure that all specialty contractors utilized on any of our projects are fully licensed by the appropriate jurisdictional authorities. This includes the electric, plumbing, HVAC, sprinkler, elevator and mechanical trades as well as other such as specialty environmental contractors and engineering/testing firms.
Compliance
Transparency is key and we work hard to insure compliance with all local, regional and state code requirements and to facilitate all necessary progress inspections and final inspection certificates.
